Repair and alteration works to all civil structures and any architectural works are rendered by our qualified and skilled civil technicians.
All mechanical HVAC systems shall be maintained in accordance with manufacturers’ recommendations and warranty agreements. Maintenance records, in the form of completed task sheets, shall be kept by AMC and made available to the Client’s representatives on request.
AMC shall implement a systematic program of inspection and electrical testing of all fixed and portable electrical appliances and light fittings supplied by the Client and installed within residents’ accommodation and communal facilities.
Plumbing and public health services
AMC will carry out regular inspections of all plumbing equipment and fittings as part of the Preventive Maintenance Program. AMC shall fix or replace any damaged or leaking fixtures and pipes.
Fire protection and life safety services
AMC maintains all fire detection devices in accordance with manufacturers’ requirements as well as the inspection and maintenance of all installed fire detection equipment and recommend necessary upgrade for compatibility of fire alarm devices to operate properly. Equipment maintained such as:
Audio/Visual & electronics
General maintenance of the AV and electronic equipment used in the facility. Provision of PAT (Portable Appliance Testing) shall also be conducted, periodically.
Specialized sub-contractors are employed / contracted to maintain any such equipment or services, where required.
Water and sewage treatment plants operation and maintenance
AMC operates, maintains and repairs water and sewage treatment plants. Works include the inspection of the equipment and the provision of chemicals as required.
Power generation plants operation and maintenance
AMC operates, maintains and repairs power generation plants. Works include the A, B, C and D service requirements as well as full overhauling by our experienced staff. Oil and filter changes are performed periodically.
Swimming pools and sports facilities
Apart from Operations AMC maintains all the sports facilities including swimming pools and saunas. Each of the sports facilities are manned with a receptionist and an instructor where required including female instructors.
Furniture, fittings and equipment
A thorough list of furniture, fitting and equipment provided for the residential units and public facilities are entered in the Asset Control program and replaced / maintained as per the Asset life registry.
Scheduled planned preventive maintenance
AMC implements a PPM program throughout the facility in the form of a rolling maintenance program which includes the servicing of mechanical and electrical installations including the replacement of consumable parts, etc. in line with the manufacturer’s recommendations.
